Luiz Thomaz DaCosta started Modular in 2008, after a corporate career with SC Johnson and Ecolab. He built it on one idea he calls a performance-based commitment. Customers stay because the service is good, not because a contract makes them.

Every Modular cleaning plan is built from three modules. They are your building’s areas, how often each area needs service, and the tasks done on each visit. That is where the name Modular comes from. You pay for what your facility needs, and nothing more.
We walk your building with you and map each space: lobbies, offices, restrooms, break rooms, labs, and production floors.
Each area gets its own schedule, from every other week to seven days a week.
We list exactly what happens on each visit, so the quote, the crew, and the inspection all follow the same plan.
Modular works on a performance-based commitment. There is no multi-year agreement and no renewal clause. Customers keep us because the work is good, and they stay about eight years on average.
Modular isn’t a franchise. We run the whole operation start to finish, with periodic site inspections, using a combination of employees and subcontractors, all managed by Modular. Everyone on site is background-checked and fully insured.

Modular is a family-owned company operating since 2008, and the family that started it still runs it. Owner and CEO Luiz Thomaz DaCosta and his son Daniel DaCosta, Vice President of Operations, lead a team of about 100 professionals. Together they serve businesses across Massachusetts, Connecticut, and Rhode Island.
Luiz started Modular in 2008 after a corporate career with SC Johnson and Ecolab, 30 years in the cleaning industry in all. He sits on the ISSA BSC Council and on the boards of Marlborough’s Chamber of Commerce, the MEDC, and the MetroWest Free Medical Program. In November 2026 he presents a session at ISSA Show North America.
Daniel joined Modular in 2019 as an administrative assistant and worked his way up to operations manager, then vice president. He studied business at UMass Amherst’s Isenberg School of Management and keeps Modular’s crews and customers in step every day.
