Technician operating a tile and grout cleaning machine on a commercial floor - Modular Concepts

Grout is porous; tile is not. Mopping pushes soil into the lines, which is why grout goes gray while the tile around it still looks fine. Commercial tile and grout cleaning pulls that soil back out: for restrooms, kitchens, breakrooms, lobbies, and locker rooms across Massachusetts, Connecticut, and Rhode Island.

Modular Concepts has served commercial facilities since 2008 and has been family-owned since 2014. Our crews pre-treat ceramic, porcelain, and quarry tile with an alkaline solution, agitate with rotary or oscillating machines, then extract with hot water. Optional grout sealing slows re-soiling once the lines are back to a uniform color.

Every account runs month-to-month, no annual contract, cancel with 30 days written notice. Tile and grout work slots into an existing janitorial route or stands alone as a one-time restoration. It belongs to our commercial floor care program. See all services for the full lineup.

What We Actually Do

The process runs in four stages. An alkaline pre-treatment goes down first and dwells long enough to break up grease and soap film. Rotary or oscillating machines then agitate the tile face and the grout lines. Hot-water extraction lifts the loosened soil out of the lines and off the floor entirely.

We stage the work zone by zone so restrooms and kitchen areas stay usable during business hours. Wet zones carry signage until the floor is fully dry. Slips are exactly what OSHA’s walking-working surfaces standard exists to prevent. Where grout is worn or traffic is heavy, we quote optional grout sealing to slow re-soiling between visits. We schedule food-service and locker-room work around your operating hours so floors are dry before they’re needed.

What Our Clients Are Saying

How It Works

1. Walk the tile with us

We walk every tiled area with you: restrooms, kitchen and breakroom floors, lobbies, locker rooms. We check grout depth and color, test a small section, and note where grease and soap film have built up. You point out problem zones; we measure square footage on the spot.

2. Firm quote within 48 hours

Within 48 hours you get a written quote broken out by area, with one-time restoration pricing and a recurring maintenance option. If grout sealing makes sense for your traffic, it appears as its own line item. You approve the written number before any work gets scheduled.

3. Crew assignment and first visit

First service gets scheduled around your hours, so kitchen and locker-room floors are dry before staff need them. Your assigned crew arrives with pre-treatment chemistry, scrubbing machines, and extraction equipment on the truck. A supervisor confirms access, water supply, and exactly which zones are in scope before anyone starts.

4. Recurring service with sign-off

Every visit runs the same sequence: pre-treat, agitate, extract, dry. The crew stages wet-floor signs while surfaces dry, then walks the finished zones with your contact for sign-off. Anything flagged gets corrected on the next visit, or sooner if a restroom can’t wait.

5. Quarterly grout review

Each quarter we review the floor with you. Which grout lines are holding color, where re-soiling runs fastest, whether sealing or a frequency change would pay off. Service stays month-to-month, so you adjust scope or cancel with 30 days written notice. The plan follows the floor’s condition, not a contract’s terms.

Tile and Grout Cleaning Services Inside a Full Floor Care Program

Tile and grout is one piece of hard-floor maintenance, not a standalone fix. It runs as a sub-service of our commercial floor care program, alongside strip and wax for VCT and vinyl. Most buildings mix surfaces, VCT in corridors, tile in restrooms, and both need to read consistent on the same day. One crew, one schedule, one invoice covers both. If you already run janitorial services with us, tile restoration joins the existing route. No second vendor to badge in, insure, and supervise. Grout that gets machine-cleaned on a set cadence stays maintainable. Grout that only ever sees a mop eventually needs a full restoration.

Tile Cleaning Services for Restrooms, Kitchens, and Locker Rooms

Restroom grout fails first. Soap film and washroom soils settle below the tile face, where a mop head never reaches, and the lines darken within months. Kitchen and breakroom floors add grease, exactly what the alkaline pre-treatment is formulated to break down before extraction. Locker rooms combine both problems and add constant moisture. We build tile cleaning services around those loads: frequent extraction for restrooms and kitchens, longer intervals for lobbies that mostly see tracked-in soil. Quarry tile behind a cook line gets the same process as lobby porcelain; only the chemistry and dwell time change. We often handle this work in buildings where we already provide office cleaning or kitchen hood cleaning. One walkthrough covers all of it.

What Commercial Tile and Grout Cleaning Costs Depend On

Commercial tile and grout cleaning cost comes down to measured square footage, adjusted for soil load and access. A grease-heavy quarry-tile kitchen takes stronger chemistry and longer dwell than a porcelain lobby, and the quote reflects that. Square-footage workloading is the industry standard. ISSA, the worldwide cleaning industry association, publishes cleaning-time standards on the same basis. Every quote splits one-time restoration pricing from the recurring maintenance option, so you see both numbers before committing to either. Grout sealing, where it makes sense, appears as its own line item, never buried in the total. We don't publish flat rates because grout condition varies too much between buildings. Two identical restrooms can price differently depending on how the grout has been maintained. The walkthrough is free and the written quote arrives within 48 hours. Not sure yet? Read customer reviews first.

How Often Should Commercial Grout Cleaning Happen?

There's no universal calendar. Commercial grout cleaning frequency follows soil load. Restrooms and kitchen floors re-soil fastest and need extraction most often. Lobbies that mostly see tracked-in soil hold color longer between visits. Sealed grout stretches the interval between extractions, but it never replaces them; sealer slows penetration, it doesn't stop it. Daily upkeep matters too: a day porter or nightly janitorial route keeps surface soil from settling into the lines between deep cleans. Buildings that mix carpet and tile often pair carpet cleaning with tile extraction on one schedule. Both run on hot-water extraction, so one visit can cover both surfaces. The quarterly grout review keeps the cadence honest: where lines hold color, the interval stretches; where re-soiling runs fast, it tightens. Frequency follows the floor's condition, and month-to-month service means you can adjust it anytime.

Tile & Grout Cleaning FAQs

Mopping dissolves surface soil, then deposits it in the lowest point on the floor, the grout line. Grout is porous, so soil sinks below the tile face where a mop head can’t reach. Machine agitation plus hot-water extraction reaches into the line and pulls that soil out. That’s the difference between cleaning the tile and cleaning the grout.

Sealing is optional and quoted as a separate line item. It makes the most sense in restrooms and kitchen areas, where soils re-penetrate fastest after a deep clean. Sealed grout stretches the time between extraction visits; it doesn’t replace them. We’ll tell you at the walkthrough whether your grout condition justifies the cost. Sometimes it doesn’t.

Dry time varies by area and conditions, so we don’t quote a fixed number of hours. Instead, we stage the work zone by zone. Cleaned areas reopen as they dry while the crew moves to the next. Wet-floor signage stays up until each zone is fully dry, and kitchen and locker-room work gets scheduled so floors are ready before staff need them.

No. Like every Modular Concepts service, it runs month-to-month with 30 days written notice to cancel. Here’s how no-contract commercial cleaning works. You can start with a one-time grout restoration, see the color come back, then add recurring maintenance. We keep next month’s business by how this month’s floors look. That’s the whole arrangement.

Anywhere our floor-care crews already run. Tile and grout is a sub-service of commercial floor care, so grout jobs ride the same regional routes, often on the same visit as a strip and wax. Those routes reach across Massachusetts as far east as Newton and Waltham, through Hartford and New Haven in Connecticut, and Providence in Rhode Island. See every city we serve.

By measured square footage, adjusted for soil load and access. A grease-heavy kitchen floor prices differently than a lobby. After a free walkthrough, you’ll have a written quote within 48 hours with one-time and recurring options broken out. Optional grout sealing appears as its own line. We don’t publish flat rates because grout condition varies too much between buildings.
